When you need to leave your home, and leave it quickly, you need to sell it just as quickly. You cannot really sell a house fast the usual way (i.e., hiring a travel agent, doing showings, waiting for offers, etc.). Ergo, you need to consider some of the following ways to sell your home faster.
Sell It Outright to a Real Estate Agency or Realtor
Real estate agencies and realtors that offer to buy your home for quicker sale are one option. Usually, the agency or realty will evaluate the home, then make an offer based on that evaluation. It might be a little higher or a little lower than the value of your home. You can haggle a bit, but if you are in a serious rush to get out of town, you may be inclined to settle for the best possible offer. At any rate, do not sell for less than what you owe on it, or less than what the home is worth.
Real Estate Brokers
Brokers look for quick sale properties for their investors. Investors look to brokers to buy up real estate, in which the investors invest more time and money and eventually sell for a higher price. The brokers tend to pay face value of your home and property, per the city's assessment records. You will not get more than what the city's assessment says, but you cannot get less, either. (It is a very good idea to have the city assessor reassess the value of your home and property first if you think you are going to sell your home to a broker.)
Put It up for County Auction
Sell your home at auction. This is a very quick process that allows the country sheriff to come onto the property, set up a gavel bench, and auction the whole thing off to the highest bidder. It is very quick and relatively convenient, but you do take your chances if the interested parties in attendance do not want to pay that much more than your asking price.
